The house has an off grid solar electricity system consisting of:

Victron BMV700 Monitor plus remote monitoring computer
The solar system has been designed to supply the house with electricity to run all the usual standard appliances (Oven, Kettle, TV, Fridge , Induction Hob, Electric Heater, Hairdryer, Lights etc) up to a maximum of 3KW at any one time.
The system was designed to support the supply of typical demands on electricity for around 5 days in low light conditions and depending upon usage this could be very much longer.
There is the option to switch to cooking on gas. The hot water back-up is gas. There is a large woodburner in the living area, and a sophisticated wood-effect fire in the kitchen area that runs on gas. So, good alternatives should the weather be cloudy for an unusually long time.
There is an option to add in a generator (there is not one at present) for top up in low light conditions although the current owners have never needed this during the 6 years of operation.
The system uploads charge data in near real time to the Victron remote monitoring site. This can be viewed on a mobile phone app.
The mains electricity runs close outside, and is an option should you prefer to have mains rather than solar. The pleasure of a zero-bill for electricity far outweighs any usage consideration.
Ventilation
The cave house has two ventilation fans that operate on timers to circulate air throughout the whole cave, for periods when the current owners are away from home.
Heating and Insulation (outbuild)
The external walls of the house have 40mm insulation and the ceilings have 80mm insulation. All windows are double glazed.
It’s around 15 minutes walk away from village amenities or 5 minutes by car.
Galera is a very pretty, whitewashed, historical and popular village which has a boutique hotel, an infant/junior school, small supermarkets, bars, a medical centre, pharmacy, etc., a weekly market and swimming pool (open during the summer months).
It’s situated around 1h30 drive away from the coast and there are various beach areas at Lake Negratin in Freila which is approximately 45 minutes drive (60km).
